The problem

When crews are busy, selling stops.

The owner is solving today's job. The estimator is on site. Follow-up with property managers waits until next week, then the week after. Then the work wraps up and the calendar is empty.

Commercial buildings don't stop needing roofs while you're busy. OwnerLine keeps those conversations starting while your team keeps working.

The meetings we go after

  • An active leak that needs a look
  • An aging membrane or a roof in poor condition
  • A roof on next year's budget
  • Maintenance or an inspection
How it works

Four steps. You sign off on each one.

You set the target

Your region (one roofer per region), the core counties you work, the roof types you want (TPO, EPDM, PVC, mod-bit, coatings, repair, maintenance) and the jobs worth your time. Current customers and open bids are excluded.

We build the list

Property management firms, facility directors and building owners in your area, with verified emails.

You approve a sample first

Emails go out under your name

Short, plain emails in your voice, sent from separate domains we set up, so your main email never sends cold.

You approve every word

We book the meeting

Replies answered the same day. Meetings land on your estimator's calendar with notes on the building, the roof if known, the reason, and who signs off.

AI-assisted, human-approved: software helps with research, drafts and sorting replies. A person approves every list and every email.

Qualified meetings

About

Matt Casella

Founder, OwnerLine ยท St Clair Shores, Michigan

I've spent most of my career on the operating side of the trades. I was a project manager at my family's construction and property business from 2011 to 2019. Later I owned Casella Home Services, a subfloor prep contractor for Pulte Homes and custom home builders in Michigan with a crew of 2 to 5, and then Tintopia Window Tint. I sold both. I've also supervised production teams of 11 to 15.

I'm not a roofer and don't claim to be. My job is the pipeline, so your crews and estimators can stay on roofs.

FAQ

Common questions

Are you a roofer?

No. OwnerLine doesn't do roofing work or inspections. We find and book the meetings; your team runs them and does the work.

Whose name is on the emails?

Yours. Emails go out under your company's name, from separate domains we set up for you, so your main email domain is never used for cold email. You approve every word, and every email has a real mailing address and an easy way to opt out.

Do you use AI?

Yes, for research, first drafts and sorting replies. A person approves every list and every email, and you approve the copy before it sends. If anyone asks whether they're talking to a person, we tell the truth.

How long until the first meetings?

New sending domains need about two weeks of warmup before the first emails go out, so plan on roughly three to four weeks from sign-up to the first meetings.

Will you work with my competitors?

Not in your region. We work with one commercial roofer per region. While you're with us, you're the only roofer we work with in your region, and your leads are never shared with anyone.

Do you guarantee meetings?

No one can promise a property manager will show up, so we don't sell that. We guarantee our own work: the email volume, replies within one business day, and a weekly report, or the next month is free.

Want a few more good meetings on your estimator's calendar?

Tell us your company name and the counties you work, and we'll tell you if your region is open. If it looks like a fit, we'll set up a 15-20 minute call on a Wednesday or Thursday.
